Buying a new-build home in Southern Arizona

A new home is bought on the builder's contract and timeline. What Trameze Jones checks for a buyer: the price against closed resale homes nearby, what the builder's incentives really cost, and independent inspections before drywall and before closing.

Should I bring an agent to the first visit?

Yes, if you want one. Builders set their own rules for when a buyer's agent must be registered, often at the first visit. Ask the sales office for its rule in writing before you sign in.

How is the contract different?

Builders usually write their own purchase contracts, deposit terms, and timelines. Read the deposit refund rules, the completion date terms, and what happens if the build runs late. Ask what the warranty covers and for how long, in writing.

Are builder incentives worth it?

Compare the incentive against the full cost. A rate buydown tied to the builder's lender can be worth less than a price cut with your own lender. Ask for both offers in writing and compare the total over the years you expect to stay.

Do I need an inspection on a new home?

Yes. An independent inspection before drywall shows framing, plumbing, and wiring that will be covered later. A second inspection before closing builds the punch list. Complaints about licensed contractors in Arizona go to the Arizona Registrar of Contractors.

What I would personally do

What I would personally do is price the home against closed resale homes nearby, ask for the lot premium and every upgrade price in writing, and book the pre-drywall inspection the day the contract is signed.
