Selling with a number you can see

For sellers

How is the list price defended?

Price from closed sales

Trameze prices from closed sales of similar homes and the days they took to sell, then sets the list price in a search bracket buyers actually use. An online estimate is a reference, not the price.

Pre-listing walk-through

With over a decade of construction experience, Trameze looks for HVAC, flat-roof wear, stucco, electrical, and drainage issues before a buyer's inspector walks the property, so likely BINSR items are known early.

Photos and who the marketing reaches

Trameze uses full-frame Lumix S5 photos and drone fly-throughs, and writes pages so answer engines can cite them. Marketing is to relocation and seasonal buyers.

Timing

Trameze works toward a contract in about 30 days and reviews price and presentation around day 10 if showings are slow. When timing is tight, he can ask OMNI Homes International whether a non-contingent cash option is available. That is a question, not a promised sale.

What happens from the first call to closing?

  1. 1

    Value and net

Closed sales, days on market, and your estimated net after the payoff and closing costs.

  2. 2

    Prep

What Trameze would do: fix what changes the price or the inspection. Skip work that doesn't pay back.

  3. 3

    Launch

Photos planned before day one. The listing is marketed through OMNI Homes International and priced for the search bracket buyers actually use.

  4. 4

    Offers

Trameze compares offers on net, terms, and risk, not on price alone, and negotiates BINSR repair credits.

  5. 5

    Closing

Trameze tracks the deadlines with escrow and the buyer's agent through closing day.

How Trameze prices

Which numbers set the price?

List prices are asking prices. Online estimates can't see the kitchen. Closed sales, and the time they took, are what buyers paid.

1. Closed sales

Trameze pulls similar homes nearby that closed in roughly the last 3 to 6 months and adjusts for size, condition, lot, and upgrades.

2. Days on market

How long those homes sat, and how many cut their price, shows what the market paid and how fast.

3. Your net

Trameze estimates what you walk away with after the payoff and closing costs, before a list price is set.

What most agents miss

What does Trameze look at before a price?

Desert condition

Caliche soil, flat-roof wear, stucco cracking, and monsoon drainage are looked at before a listing or an offer.

Cooling

HVAC age is part of the pricing conversation in this climate. Trameze notes it on the walk-through.

Outdoor areas

Patios, pools, and xeriscaping are included in the comparable sales when they are part of the house.

Seasonal buyers

October through April is when many seasonal buyers are here. Trameze plans listing timing with that in mind.

HOA and CC&Rs

Trameze checks deed restrictions before they stall escrow.

Sale and purchase together

A sale and a purchase can be timed together. Trameze will say plainly whether a non-contingent option is realistic.
