What to do before you list

Before a listing, Trameze Jones sets the price from closed sales and the days those homes took to sell, then writes a net sheet. Commission is negotiable and is written in the listing agreement. These answers are general. They are not a price promise for a specific house.

How do I start if I might sell?

Send the address through the home value form, or book a 30-minute consult. Trameze replies with a value range from recent closed sales, days on market, and an estimated net after the payoff and closing costs.

How should the list price be set?

From closed sales of similar nearby homes, usually from the last 3 to 6 months, and from how many days those homes took to sell. What Trameze would do is treat active list prices and online estimates as references, not as the price.

What should I fix before listing?

What Trameze would do: repair what changes the sale price or what an inspection is likely to flag. Skip upgrades that don't come back in the price.

What happens after an offer?

Trameze compares offers on net, terms, and risk, not on the headline price alone. Trameze negotiates BINSR repair credits, then tracks deadlines with escrow through closing.

What does it cost to list?

Commission is negotiable and is written in the listing agreement. Before you sign, Trameze walks through the fees and the estimated net.
