Rancho Vistoso is a master-planned area in the north part of Oro Valley. The Town’s Rancho Vistoso PAD puts it at 7,626 acres, bounded by Tangerine Road on the south, Oracle Road on the east and the Tortolita Mountains on the north.
What is in Rancho Vistoso?
The master HOA’s community page lists 9 parks, hiking trails, a baseball diamond, a golf course, and courts for basketball, volleyball and tennis. It also lists Innovation Park, a business area inside the master plan.
The PAD says more than half of the plan area is open space. Neighborhood 1 in the PAD is Del Webb’s Sun City Vistoso, now run as Sun City Oro Valley.
How is Rancho Vistoso governed?
The 2023 welcome packet says the Vistoso Community Association is the master HOA, with 28 sub-associations under it and a 7-member board. A home here can sit under both the master association and a neighborhood association, each with its own rules and dues.

What would I personally do before buying in Rancho Vistoso?
What I would personally do before an offer in Rancho Vistoso: ask for both the master and the neighborhood association documents as soon as we’re under contract, and read them inside the inspection period, the same window the BINSR comes out of. I’d also price from closed sales in the same neighborhood, not from Rancho Vistoso as a whole, because 7,626 acres covers many builders and lot types.
