What does a seller pay at closing in Tucson?
Arizona has no real estate transfer tax, and Pima County charges a flat $30 to record a document. Most of a Tucson seller's closing costs come from four places: the buyer's owner's title policy, half the escrow fee, real estate commissions, and prorated property taxes and HOA dues. Commissions are negotiable and are not set by law.

How much is the owner's title policy?
It scales with the sale price and differs by underwriter, because each Arizona title insurer files its own rates. Example, varies by underwriter: one published Pima County rate table shows about $1,958 for an owner's policy on a $500,000 sale and about $2,207 on $600,000. For scale, Oro Valley's October 2026 median single-family sale was $545,000, and Marana's was $465,000 (source: the MLS (Flexmls, MLSSAZ), single-family).
What does the HOA charge when you sell?
Arizona caps what an HOA can charge a seller for the resale disclosure, lien estoppel, and related transfer services at $400 total. A rush fee of up to $100 is allowed for 72-hour service, and an update fee of up to $50 if the report is 30 or more days old.

What gets recorded, and what does it cost?
The deed is recorded with an Affidavit of Property Value. A.R.S. § 11-1132 sets a $2 fee for that affidavit, and the statute folds it into the $30 recording fee. Escrow splits the recording fees under the customary chart above.

How are property taxes handled?
Taxes are prorated on the closing statement, so one side gets a charge and the other a credit. In Pima County, the first half is due Oct 1 and becomes delinquent after Nov 1. The second half is due Mar 1 and becomes delinquent after May 1. Look up your parcel's tax bill before you set a net.

What I would personally do
What I would personally do is ask for a written seller net sheet from the title company before you pick a list price, not after the first offer arrives. Ask them to fill in the actual title premium, half the escrow fee, the HOA's real disclosure fee, and your loan payoff. Then run the net at three prices: list, 97% of list, and 95% of list. In October 2026, Oro Valley single-family homes closed at a median 98.12% of list price and 95.24% of original list price (source: the MLS (Flexmls, MLSSAZ), single-family). A net sheet that only shows full price is the wrong one to plan with.
You can run those three prices yourself with the seller net sheet calculator. It shows 100%, 97%, and 95% of the price you type.
Frequently asked questions
Does Arizona have a real estate transfer tax?
No. The Arizona Constitution (Art. 9, Sec. 24) bars any tax or fee on transferring real property that did not exist on Dec 31, 2007. The only one on the books is a $2 affidavit fee, and A.R.S. § 11-1132 includes it in the $30 recording fee.
Who pays for title insurance when selling a home in Tucson?
By Arizona custom, the seller pays for the buyer's owner's policy and the buyer pays for the lender's policy. It's custom, not law, so the purchase contract controls.
How much can my HOA charge me when I sell?
Up to $400 total for the resale disclosure and related transfer services, plus up to $100 for 72-hour rush service and $50 for an update after 30 days, under A.R.S. § 33-1806.
Who pays the escrow fee in Arizona?
Buyer and seller customarily split it. On a VA loan, the seller customarily pays it.
Are real estate commissions set by law in Arizona?
No. Commissions are negotiable between you and your brokerage. Buyer-agent pay is set in a written buyer agreement.
