The Arizona BINSR, explained

On an Arizona resale, the AAR contract default inspection period is 10 calendar days, and holidays do not extend it. The seller then has 5 days to answer the BINSR, the Buyer's Inspection Notice and Seller's Response, and the buyer has 5 days to accept or cancel. This free PDF puts every clock on one page, with the source and date for each.

What is in the PDF?

  • The three BINSR clocks, and what starts each one
  • What a seller can offer besides a repair, from AAR's 2022 revision
  • When an agreed repair needs a licensed contractor
  • What the SPDS and the 5-year insurance claims history add to the inspection period
  • What I would personally do in the first 48 hours after acceptance

What would I personally do?

What I would personally do is book the general inspection within 48 hours of acceptance, so there is still time for a roofer, plumber or HVAC follow-up inside the 10 days. Then I would write the BINSR around the items that matter to the buyer's lender and budget, not every line of the report.
